Port Stephens Motel 11 refurbished units - Freehold as a going concern

 

The motel was built in 1986 and then purchased by the Victorian based owners a few years after completion. A lease has been in place since acquisition and when the lease was not renewed, the owners took possession, completely refurbished the motel and have now arranged for a couple to manage the enterprise until it is sold.

 

Because the lessees vacated in June 2009, there are no financials available for these years. However the motel is building trade again and has always done well, because of its proximity to the Lemon Tree Passage Bowling Club with which it shares a common boundary. Patrons rebook annually and use the club bistro for their evening meals along with sporting, liquor and gaming facilities.  Golf and Bowling packages are very popular and form a significant portion of the motels revenue.

 

Current gross sales averaging $15,288 monthly net of gst reflect accommodation, as few breakfasts are provided.  An adjusted net profit for the 2010 – 2011 financial year exceeds $130,000

 

The owners quarters have 3 bedrooms with built ins and bathroom on the first floor. Split and reverse cycle air conditioning throughout. Ground floor lounge & dining and large kitchen open on to the reception area.

 

All 11 ground floor units are self contained, have refrigerators, and split cycle air conditioning, LED television sets with 13 channels to choose from.  Rooms open on to the barbeque area through sliding glass/aluminium doors with an in ground swimming pool nearby. There is no dining room, breakfasts if required are provided to the rooms from 7.30 to 8.15 am

 

Units 3 through to 10 are each fitted with a queen sized bed and 2 single beds. Room 11 has a queen sized bed, 1 single and bunks. Room 10 which is wheelchair accessible has an extra large bathroom with toilet chair and shower chair available. Both rooms 10 and 11 have interconnecting doors, which proves invaluable to visitors travelling as a family group with the disabled or older less active relatives.

Units 1 & 2 are fitted with a queen sized bed and couch.

 

The motel is performing well and could easily be improved by new owners once they have settled in, familiarized themselves with the client base and could then implement methods to increase occupancy.

 

Signage and lighting at the front of the motel is basic and would benefit from an improvement. There is no signage evident on either side of the main Nelson Bay Road, so travelers tend not to detour to the motel. A dedicated website and local directional signage would be sure to boost visitor numbers and income.
